Generally, if your roof has been in use for over 30 years, there is a good chance it has to be replaced if it wasn’t maintained. Shingle roofs have an average lifespan of around twenty years but only if they were installed professionally and well ventilated. That said we can only say for sure once the roof has been thoroughly inspected. If we detect deterioration within the roof’s structure, a new roof installation will be recommended.

Signs Your Roof is Failing

Have you noticed if the shingles are lined up straight? Is there any sagging or other imperfections? When the shingles sag,it is a sign that the sheathing is rotting. Take a look at the valleys as they happen to be very important to the roof because it is through them that all the rainwater flows.

If the tiles are curled, breaking or cracked it could be a sign of deterioration. If you have broken or missing tiles is also sign that there is rot. Check the ridges or tabs to see if those are still intact. You will also want to check the chimney. Generally, water shouldn’t be able to pass through. If flashings are missing or broken then here too, there could be rot. We mostly recommend metal flashings to be used here.
